What's Covered — and What's Not

We believe in complete transparency. This page explains exactly what your Property Shield membership covers, what is excluded, how the 1-year service agreement works, and when additional charges may apply.

1-Year Service Agreement Required

All Property Shield memberships — both Monthly ($69/mo) and Annual ($690/yr) — require a 1-year service agreement. Monthly members are billed $69 each month for 12 consecutive months. Annual members pay $690 upfront. Early termination is not available. By enrolling, you agree to the full 12-month term.

What's Covered

Major systems and appliances subject to normal wear and tear

HVAC (Heating & Cooling)

Furnace, central air conditioner, heat pump, ductwork connections

Plumbing

Pipes, faucets, toilets, shut-off valves, drain lines, water pressure regulators

Electrical

Breaker panel, wiring, outlets, switches, ceiling fans, light fixtures

Water Heater

Tank and tankless water heaters (gas and electric)

Refrigerator

Built-in and freestanding refrigerators provided by the landlord

Dishwasher

Built-in dishwashers provided by the landlord

Oven / Range

Gas and electric ranges, cooktops, and wall ovens

Washer / Dryer

Landlord-supplied washer and dryer units

Garbage Disposal

Standard residential garbage disposal units

Garage Door Opener

Motorized garage door opener mechanisms and remotes

Roof Leaks

Active roof leaks caused by normal wear — not storm damage or impact

Pest Control

Routine pest treatment for ants, roaches, rodents, and common household pests

Coverage applies to failures caused by normal wear and tear on systems and appliances that were in good working condition at the time of enrollment. All covered repairs are subject to the $75 service call fee per visit.

What's Not Covered

Exclusions under the standard membership

Tenant damage

Damage caused by tenant misuse, abuse, or negligence is not covered under the standard membership. Additional charges apply — see below.

Lack of routine maintenance

Failures resulting from neglected maintenance (e.g., clogged filters, ignored leaks, deferred servicing) are not covered. Additional charges apply.

Pre-existing conditions

Issues that existed before your enrollment date are excluded from coverage.

Cosmetic repairs

Paint, flooring, drywall patching, and other cosmetic work are not covered.

Storm or catastrophic damage

Damage from storms, floods, fires, earthquakes, or other catastrophic events should be filed with your property insurance carrier.

Code upgrades

If a repair requires bringing a system up to current building code beyond the scope of the repair itself, the upgrade cost is not covered.

Structural repairs

Foundation, load-bearing walls, and major structural work are excluded.

Pools & spas

Pool equipment, hot tubs, and spa systems are not covered.

When Additional Charges Apply

Situations where costs beyond the $75 service call fee may be billed

Tenant Damage

If a repair is determined to be the result of tenant misuse, abuse, or intentional damage, the repair will be completed but billed at our standard contractor rate plus a $50 administrative fee. You will be notified and given an estimate before work proceeds.

Lack of Routine Maintenance

If a system failure is caused by neglected routine maintenance (e.g., HVAC failure due to a filter that was never changed, water heater failure due to years of sediment buildup), the repair will be completed but billed at our standard contractor rate plus a $50 administrative fee.

Parts & Major Replacements

The $75 service call fee covers the diagnostic visit and standard labor. If a system requires replacement parts or a full unit replacement, you will receive a written estimate before any additional work is authorized. You are never charged without prior approval.

Every time a contractor visits your property, you pay a flat $75 service call fee. This covers the diagnostic visit and standard repair labor for covered issues. You will always receive a written estimate before any additional costs are authorized — no surprises, ever.

Pre-Existing Conditions

Coverage applies only to systems and appliances that were in good working condition at the time of enrollment. Issues that existed before your enrollment date — whether known or unknown — are excluded from coverage.

During the enrollment process, you will be asked to provide the approximate age of major systems (HVAC, water heater, electrical panel). This information helps us assess coverage eligibility and may affect whether certain systems are included in your plan.
